		<description>Your agent needs to be more diligent in determining if the listing of the home reflected that these items were to convey with the property; along with the document that states they do.

I recently represented a buyer, in which the listing stated washer/dryer included.  When we closed - they were gone.  The seller's agent appeared with a check for the buyer to purchase new - to avoid being pursued through our governing body.

In most states, before you can sue in a real estate transaction - when represented by an agent - you all agree to mediate first.  That doesn't cost you a penny!
Before you think of suing - have your agent do their job!</description>

		<description>Whenever you think about the idea of suing someone you have to think of the costs to you. It will cost you a lot more money in the long run then buying a new washer and dryer to place in your home.

Is this a deal breaker for the home? Do some soul searching if so contact your agent and tell them that you have decided not to get the home because the sellers did not live up to their end of the contract.</description>

		<description>Suing is never an option- lots of money for  what.  Next who's mistake was it? your agent?  Then he should replace the items missing.  Their agent same applies,  however, contract law is contract law. Your agent MUST  get the appliance for you Thur contract.  Simple.</description>
